Listing Oracle Terms of Use

Listing Oracle is run by Parser LLC, a Massachusetts company. By creating an account or using the site, you agree to these terms.

Who can use it. Listing Oracle is for licensed real estate professionals and the people they invite. You're responsible for your account and for what's done with it. Keep your password private.

What it does. It answers questions about Massachusetts properties and towns using public records (state parcel, assessor, environmental, flood and tax data) and checks documents you upload. It is a research aid, not an appraisal, survey, inspection, title search or legal advice. Public records can be wrong or out of date. Check anything important against the original source before you rely on it, and never put a figure in a listing, disclosure or offer just because Listing Oracle showed it.

Your uploads and MLS data. Only upload documents you're allowed to use. If you upload or paste a listing sheet, it must be for your own listing, and you're checking your own details. You're responsible for following your MLS's rules. Listing Oracle doesn't log in to any MLS for you and doesn't need your MLS password. Never give it one.

Things you agree not to do. Don't try to copy the service or its data in bulk, get around limits, reach other users' accounts, or use it for anything unlawful, including fair housing violations.

AI help. Some answers are written with the help of AI services. They can make mistakes. See the Privacy page for which services and what they receive.

Availability. We run it on our own equipment and may change, pause or stop features. We aim to keep it up but don't promise it always will be.

Liability. The service is provided as is. To the extent the law allows, Parser LLC isn't liable for indirect or consequential losses, and our total liability for any claim is limited to what you paid us in the 12 months before it.

Ending your account. You can close your account any time by emailing us. We can suspend or close accounts that break these terms.

Changes. We'll post changes here with a new date. Using the service after a change means you accept it.

Law. Massachusetts law applies.
