Listing Oracle Privacy
Effective October 12, 2026.
Parser LLC runs Listing Oracle. This page says what we keep, why, and who else sees it.
What we keep
- Your account: name, email, brokerage, and your password stored only as a one-way hash.
- A sign-in cookie, so you stay signed in. We don't use advertising or tracking cookies.
- Your questions and our answers, and the reports you save, so you can find them again and so we can fix questions the service gets wrong.
- Notes you choose to save about clients or deals.
- When you confirm a listing sheet is your own listing: your account, the address, the file name, the wording you agreed to and the time.
Documents you upload. Files are read to give you the answer and are not kept. Only the written result is saved, as a report.
The iPhone app
- Location. On the Today screen the app uses your location to find the street address you're at. The address is sent to us only when you tap Price it or Property facts. We don't track where you go.
- Voice. When you ask by voice, your iPhone turns speech into text, on the phone where it can, otherwise through Apple's speech service. We receive the text, not the recording.
- Camera and photos. Pages you scan or pick are sent to us as one file, read to give you the answer, and not kept. Only the written result is saved, as a report.
- Face ID. If you turn on Face ID unlock, your iPhone checks your face. We never see it.
- On the phone itself. Your sign-in is kept in the iPhone's Keychain. The app keeps a note of your last listing check so the Today screen can show it.
Who else sees your data
- AI services. Some questions are sent to Google's Gemini service and Anthropic's Claude service to write or interpret answers. Before a question goes to Gemini, we remove email addresses, phone numbers, street addresses, long account-style numbers, the names of clients you've saved, and names that follow words like "my buyer" or "Mrs." Google may use what it receives on our current plan to improve its products, and a name we don't recognize could still get through, so please keep clients' personal details out of your questions.
- Cloudflare carries traffic between you and our server.
- Public record services (state, federal and FEMA map services, the Census geocoder) receive the addresses you look up, not who you are.
- We don't sell your data and don't share it for advertising.
Where it's kept. On Parser LLC's own server in Massachusetts.
Your choices. Email us to get a copy of your data. To delete your account and everything saved with it, go to Account, then Delete my account in the iPhone app, or email us.
